What does It Cost To Have Us Make This Money For You?

Our share in the deal is based purely on the profit generated. It is only after the properties have been sold, every single cost has been paid and there is actual cash in the bank that we calculate our preformance fee. Our fee for creating this cash profit for you is just 10% of what is realised on the sale of the property. In other words, you take 90% of the profits.

Obviously, working on performance like this we are motivated to generate the highest profit possible and we will not consider any projects that generate less than $110,000 profit after all costs have been covered.

How do you get into the program?

Step 1: Finance Confirmation

Deals with over $150,000 profit in them move extremely quickly and need to be acted on within 1-2 days. Before becoming a member of this program we have a confirmation process by our finance partner.  They understand the lending requirements for small developments and they will determine if you are “ready to transact” and give you absolute clarity on your full borrowing capacity for these kinds of deals.

It’s only after knowing if you can afford the developments we are doing that you will be invited to join the program.

To take step one we ask for a fully refundable deposit of $495 on the joining fee. If you discover you can’t move forward with the program or you change your mind for some reason, your deposit is refunded in full, no questions asked.

Step 2: Partner Screening Interview

Once your financial capacity has been confirmed and you are 100% certain you can afford the deals we are pulling together, we then conduct a partner screening interview. This is where we interview each other and determine if we want to work together or not. Do we fit with your investment psychology and just as importantly, do you fit with ours?

At the end of this interview, if we both agree that working together will be a highly profitable partnership, you will be invited to join the program.

Note: if at this point you do not want to proceed, your deposit is refunded to your account.

Step 3: Membership Holding Deposit

It’s time to get serious and decide, are you in or are you out? We only bring our most profitable deals to people who are comitted to making money with us this way. The membership holding deposit is a very clear expression of that comittmemnt.

IMPORTANT: This is a holding deposit not a fee. The deposit is repaid to you when we complete your first deal. We make our money from our performance, not signups.  The membership holding deposit is $2,995.

Step 4: We Start Making Money

From here it’s “game on” for making us all money by flipping these highly profitable duplexes and small developments. We call you as deals that fit your budget become available and work through the numbers with you. Deals are sold like any real estate transaction and the first buyer with their sales advice submitted gets the deal.

You do not have exclusivity on the deals as they are presented to the small group of members who are actively looking to start a deal at that time. Our building partners want these deals to move quickly so we make sure they have a small pool of active buyers ready to swoop on them. However if you are ready to claim a deal, you will not be waiting long before you are underway.

Your $100k Performance Guarantee

People unfamiliar with these opportunities worry that there are not enough deals available for them so we will take that risk off the table for you. If we do not present you an opportunity within the first 3 months with over $100,000 profit available in it, we’ll refund your membership holding deposit.

We expect you to be executing on a deal well within the first 6 weeks of having your finance organised.

Additionally, if we present you with 5 deals within your price range that meet our profit targets and you reject all of them, we may uninvite you from the program and refund your membership holding deposit. We make our money flipping these deals, we are looking action for takers in our program who know a good deal when they see one.

Can you hold the property long term?

Many of the opportunities we get are in prime markets and investors wanting to hold for the long term would rather not sell. If you would like to hold the property you can usually refinance it against the equity generated to extract your invested funds. In this situation you will pay our performance fee against the equity created.

The spectacular irony of this question, is that it’s usually asked by someone who is themselves, struggling to get all the money they’d like from the lenders to grow their portfolio. They already know from first hand experience that you can’t walk into the bank and say “can I have a loan for infinity dollars please?”

Every investor eventually hits a limit and they need to find another way… this program is our “other way”.

Joint ventures are a logical way to get a share of a deal that you couldn’t access otherwise. Just like you want to leverage the bank’s money to make a profit on property, we want to leverage your borrowing capacity to also make a profit from property.
